HOW LONG DOES A SHINGLE ROOF LAST

We are often asked, how long does a shingle roof last. The answer is not as simple as giving you a specific year or length of time.

It depends on the type of shingle and where you are in the country. Shingle roofs in South Florida have stricter standards than most places and end up needing to be replaced sooner than other locations. 

It Depends On The Shingle And Other Factors

There are shingles that are designed to last 25-years and others that are proposed by the manufacturer as being “limited lifetime shingles” or they come with 50-year warranties. 

But unfortunately, there is a difference between what the manufacturers say about their shingles and what we as roofers tend to see. 

We have seen roofs that have lasted longer than the prescribed time and others that have expired before they were supposed to. There are a handful of reasons for this. So it’s not a simple answer to state how long does a shingle roof last. 

How Long Does A Shingle Roof Last In Florida

Even if you have a “limited Lifetime” shingle installed on your house, your homeowner’s insurance will want you to replace your roof at year 20. 

Also, when you have high temperatures that drop instantly due to the random rainstorms that come, your roof undergoes drastic changes in temperature in such a short period of time, that it takes more of a toll on the shingles. 

Every brand of shingles has its version of the architectural shingle and the three-tab shingle. The Owens Corning Duration shingle is by far the strongest shingle on the market. It comes with three layers in the nailing strip, while every other shingle is only two.

Other Factors That Affect The Life Of Your Roof

The most important factor is the company that installed your roof and the quality of workmanship. Thankfully in Florida, it is required for an inspector to approve the roof but even then, things can be missed. 

We highly recommend that you hire a company that is licensed and that has been certified by the manufacturer at the highest level possible.

Manufacturers will certify contractors at different levels. It isn’t until the highest level that the manufacturer will actually come out and inspect their work.
